We'll tour homes that genuinely fit what you're looking for. I'll share what I know about each neighborhood — the schools, the vibe, the weekend morning feel.

Make your offer

When you find the one, we'll craft a strong, thoughtful offer together. I'll explain every line of the contract and how to position ourselves competitively.

Inspection & due diligence

The inspection period is your protection. I'll help you understand what the report means, what to ask for, and what's a dealbreaker versus normal wear.

Close & get your keys

From the first conversation to closing, it typically takes 60–90 days — but it can move faster or slower depending on your situation and the market. There's no rush.

Not necessarily. We can look at bridge loans, contingencies, and timing strategies together so you can make the transition in a way that works for your family.

It varies. Conventional loans can go as low as 3–5%, FHA loans at 3.5%, and VA loans with no down payment for eligible buyers. Your lender will guide you.

As a buyer's agent, my services are typically paid by the seller — not out of your pocket. We'll talk through how this works at our first meeting.
